What attracted many residents to Mandalay is the charm of an upscale, timeless style that is consistent among the homes. There’s a variety of looks within the community and a consistency of style without being “cookie cutter.” It’s the job of the Architectural Review Committee to maintain that Mandalay vibe by reviewing any modifications to landscaping, residences or hardscapes prior to project beginning.
The governing documents of the community provide this review authority by naming the HOA Board of Directors as the Architectural Review Committee (ARC). Homeowners are required to submit any intended modifications to their lot for review prior to implementation.

What projects are you thinking about starting? If it’s fencing, pavers for driveways/walkways, exterior painting, tree planting or landscape changes, you’ll need to complete an ARC form.

Painting Exterior of Home
For homeowner convenience, there is a pre-approved set of colors for home exteriors, trim and front doors. Guidelines – Painting House Exterior clarify which situations require submitting an ARC request. The guidelines include a list of the approved colors by number. Homeowners may wish to view the colors in a paint binder available from the Board secretary or the property manager.
Using a color not on the pre-approved list requires submitting an ARC request.
Garage doors must be the same color as the primary house color. Eaves and gutters must remain white.
Pavers for Sidewalks/Driveways
Pavers are allowed and were approved by the Board in 2016. Guidelines – Driveways and Walkways provide direction for repair or replacement of driveways and walkways.
Tree Planting/Replacement/Additions
Removal / replacement or addition of trees on private residential lots requires submission of an ARC form and a tree replacement plan, as indicated.
